Tenant Turnover in Anaheim: A Landlord’s Cleanout Checklist

A vacant unit full of furniture is not a vacant unit. It is a unit that cannot be shown, cleaned or repaired, and every day it sits is a day of lost rent.

Here is the sequence that keeps a turnover short.

What actually gets left behind

It is rarely just furniture. The pattern is consistent: furniture too heavy to move, a mattress, half-used cleaning products, debris in the side yard from something that was never finished, planters, and bins still full from the final week.

Plan for all of it, not just the sofa.

Day one: photograph everything before you touch it

Before anything is removed, photograph each room and the exterior. This is your record for the deposit, and it is far easier to take the photos than to argue the point later without them.

The city collection will not cover this

Anaheim offers residents a limited number of free bulky item pickups each year through the city’s trash hauler. Check the city’s website for the current allowance.

It is worth using where it fits. But three limits usually rule it out for a turnover.

It is curbside only. Everything has to be at the curb, which means someone has to carry it out first. On a turnover that is the actual work.

It is not intended for emergency removals. If a new tenant is arriving Monday, the scheduling will not accommodate you.

The allowance is limited. Manage several units and it will not stretch far.

What cannot be left in the load

Paint, solvents, pool chemicals and propane tanks need a household hazardous waste facility. Anaheim has one inside the city, the collection center on North Blue Gum Street, one of four in Orange County and free for county residents.

Note that those centers accept residential waste only. Material from a business does not qualify.

Schedule backwards from the move-in date

Not forwards from the move-out date. The clearance needs to finish before cleaning and repairs start, not alongside them.

Give us the move-in date and we will work back from it.

If you manage several properties

If you have three turnovers in the same month, book them together rather than separately so we can plan the dates around your move-in schedule.
